I took Scott Carson's Virtual Note Buying course in March and learned a ton. I'm very happy I took it and I'm also signed up for his Note Camp 5.0, as well as his monthly WCN Membership.  The educational materials are all excellent but the networking opportunities truly make it a home run.

@Chris Seveney and @Jay Hinrichs, thank you for your advice. This individual seems to be fairly well know and has been making the rounds on all the cashflow podcasts. I decided not to move forward with the partnership and I'm really glad I took the time to check with some note pros here. It's such an invaluable resource for people who are trying to make sound decisions in a very complex environment.

A JV partnership with the ability to learn and have some mentorship is the route I'm interested in following. I am getting some education but I don't want to jump in on my own until I've learned significantly more and have a mentor who wouldn't mind providing guidance along the way.

I am planning to go to the Paper Source Note Symposium in April and look forward to learning more and developing relationships with other folks in the industry. Hopefully I'll get the chance to meet many of you in person. Thank you for taking the time to respond to my thread!

Hello Note Investors,

I am considering investing with an someone who specializes in NPNs. I'd like to get your thoughts on the proposed terms.  I would bring the capital and we'd split equity 40%/60%  - my return at 40% with a full return on principle.  I won't pay any of the start up fees.  I have also asked to ride shotgun so I can really learn the business.

Does 40% seem appropriate based on other business models or are most people looking for a 50/50 split? 

Any advice is greatly appreciated.

I am looking at a property in Chapman Heights.  It's on Oakwood Ave not too far from the Huntsville Holiness Church. I'm investing from out of town so I'm hoping some local investors can give me information on the neighborhood as I know there are some areas with high crime.  Is anyone familiar with this area?

Thanks everyone for the great advice. I actually shared your feedback with Norada, where I found the property, and they worked with the local turnkey provider to get a new roof, venting and soffits without any additional 3rd party inspections.

@Zachary C. This provider does bring a PM to the table but I actually hired Dennis and team at Rocket City after flying out to the area, meeting folks and getting some local recommendations.  I saw the home while it was under construction but I didn't understand the roof issue (no surprise!)  I spoke to Dennis yesterday and he is going to review all final repairs before I close. We've discussed the expected rent and he thinks the desired $850/month is totally doable. There is an identical home next door (same provider) that rented this week for $850 in less than 24 hours.  Fingers crossed 

@Chris Clothier Thanks for the additional insight on turnkeys. There are so many options out there and I've been trying to do some good due diligence. I found Norada through recommendations on this site but I also met with Spartan Invest in Birmingham while I was in town recently. I know your company is highly reputable as well. I'm trying to find properties over the 1% rule but it's not easy.

Wow, I've already learned some good lessons in my first purchase. I plan to keep buying but there is nothing passive about the purchase process.  Thanks all!
