I have cash but not an accredited investor so I don't think BAM or ODC would take my cash. So to answer your question, I haven't looked at the fund for that reason.

I have a couple of questions that may trigger other considerations.

1. Have you factored in COVID impact and that your occupancy may not go up from a Student perspective?

2. Will you offer investment participation in funding to the BP Family?

I have not done a deal like this before and currently have SF and condo rentals, but interested in Multi-Family/Mixed Use deals.

I have the same questions as @Joseph, along with availability of docs to review etc.

My suggestion as someone that started 3 months ago is continue to educate yourself, find a good real estate agent with investment background and a good lender who understands your goals.

Also, pick something, just one thing and focus. Wholesaling and Flipping are two different approaches with some overlap. Also, I learned just because I'm ready financially, doesn't mean I have to rush to do a deal. I have a SF property that I plan to rent and see if I like being a landlord at that level, and looking for the right opportunity for Multi-ƒamily. 

Ready for me means I am not reliant or required to have cash flow in the first 12 months. Everyone's ready is different too. This takes the pressure off of rushing in and allows you to learn. Taking action for the sake of it isn't a plan either.

Has anyone tried, with success, using firms like Yieldstreet for an investment portfolio option? Any red flags?

Thank you and I understand fully where you're coming from. I'm of the latter scenario. I'm new to the game but ready to invest in the right opportunity so I have BP Pro and will use the tools accordingly to do my own due diligence. I have an agent and team (Contractor, Lender, Property Management) to support me already. Looking for one deal before end of year 2021 and 2 first half of next year.
