A relative owns multiple vacant lots (zoned for SF, between 0.2 - 0.5 acres) that were purchased at the bottom of the market in 2011, all for cash. He is at the point of evaluating what to do next. He can either sell the vacant lots or develop them and sell. 

Is there someone from that area who can help evaluate the feasibility of developing the lots and other exit strategies?

@Robert McConnell Small world! I think I offered 127.5k for this house April of 2014 but it was rejected. I remember it having a weird driveway with some foundation issues but it was in a good location next to St. Peter's hospital. I am glad a BPer got it! It must have stayed on the market for a long time.
As @Ian T. mentioned, your cash flow will likely be lower due to vacancy and expenses. I own a 2-F close by and from my experience I estimate your cash flow to be in the 250-400 range. If I were you I would keep it for a year and push the rents up, if you can get them to 2300 I would keep it, if not I would sell it @210k and put the money down on a 3+ family with nice cash flow.

@Sunny Burns Congrats! Good things happen to patient and hard working investors. A glance at the numbers suggests that you should be able to live rent free while accumulating equity, rehab experience, and property management experience. Best of luck with this project and I am looking forward to reading about the next deal!

Hello All,

Does anyone know an investor friendly contractor for driveway resurfacing in Albany? One of my rental properties has a 900 sqft driveway that needs maintenance.

I agree with Lukas and Paul that Upstate=Albany/Troy/Schenectady.
