@Gerardo Escutia

A/C is fine. Not replacing anything... If they are that hot they can get a window unit themselves

I'm new to Real Estate and plan on purchasing my first rental in the next month or so. I like to think ahead so my question is what is the easiest tenant target audience I guess you could say. I'll try to explain... Should I look for 2+ BR in a good school district in an attempt to try to appeal to a family (however this obviously would cost more money). Or should I look for a small cheap 1 BR in an okay area in an attempt to just get someone in there quickly or is this a recipe for a disaster? Any comments or advice for ways to attract certain (easy to maintain) tenants would be greatly appreciated

To all the investors out there. Wondering if any of you know of a good forum site (something similar to BiggerPockets with lots of education) for the stock market?... I've learned a lot about Real Estate but want to invest in the stock market as well but want to get my stock market IQ up first!! :) Even if you can suggest any books that'd be just as helpful!!

New to Real Estate Investing. I read a lot on this site and a lot of books about Real Estate and Money Management to help me hopefully get started in RE investing. BP offers so much education I read as much as I can. Any suggestions on Real Estate Books that I should read please let me know :) I'm looking to invest in Single Family Residential Buy and Hold properties
