Sounds good and never knew do co buyer thing with homes.  I did with my first car.  And yes its credit repair type people said should be where need be get approved in 2 months or less.

Hello All, 

I know haven't posted much on here I am more of a lurker.  Not sure this even rite place.  Here is our situation my Wife and I are 26 and have 2 wonderful kids.  And I have great job provide well for our family and she is in school.  Here is the deal we found a house we would love too buy and it fits all our needs and more and is close to grandma for babysitting the kids. It was foreclosed on and is currently owned by the bank.  They have dropped the price again.  It is ranch home on 2.3 acres  built in 1974  3 bed 2 full bath 2 car garage.  Asking 96k   zillow estimates 129k   sold in 2011 for 140k   Our road block is we so so freaking close but just trying get our credit scores high enough.  Had 3 different financial advisers tell us should be good to go in 30 to 45 days. Question is how and is there any way to tie up the property or get it under contract so we have good chance on buying this home?  Does anyone know of way or how to tie this home up unit we get loan approved and get our financial line in order.   Any advice or help would be wonderful.

I live just 25 minutes from that area HUGE construction going on in that area big boxes stores going up and mall area they re did and flowed the traffic and adding another on off ramps for another exit along I-10 to help flow of traffic. And new casino suppose go up in next year or so. It is the most booming area along the coast rite now. Makes sense for owner want to sell now's the time has it's all being developed. Nice area very centered to most everything in the area. Good luck with sale!

Hello everyone,

I have been thinking of doing whole sale deal and have read some bit about it. I am mainly looking for a mentor to walk be through the steps and the legal papers and how to write contracts and have exit strategy so I don't your can't get trapped in any way if deal falls through. I live in Mississippi along gulf coast. I would like find a local mentor but am willing to listen to anyone and open to distant mentor. I just need help and guidance. I am willing to give back time in return and will help in any way I can.
