Well, I have good credit. I don't think the income would be an issue but I would pass if I had to put my house up, lol. But I do understand what ur saying & I thank u so much for the comment, but wouldn't the rent from the condo count for income also to help weigh options?

Me & my wife own what we have, house, land, etc. We've never had a mortgage loan before of any sort. We want to buy a condo in Orange Beach, Alabama as a vacation home / actually for investment purposes in a great prominent area. Are there any mortgage companies that finance with no money down as first time home buyers? Even with knowledge of having a higher interest rate. THX so much!!

I know I want to start wholesaling first, then venture into the others.

And Bryan thank U very much for ur advice.

Now as for as wholesaling what would be the best option to aim for, vacancies, probates, fsbo, or to work with an RE agent from your experience?

I'm an engineer in the oilfield, I've been really intrigued for some time to get into REI. I've been digging in all sorts of podcasts, forums, webinars, ect. & seem to be info Overloaded! It seems I need to learn wholesaling fundamentals first! Should I use a mentor/coach to keep from making costly mistakes & also learn the whole marketing seller/buyer leads? I need some wise advice!...Please, THX
