In NJ tax lien law roughly only ~40% of the foreclosure is directly tax deductible.  So the rest, premiums, other amounts related to foreclosure process may be part of purchase price.  To date have not yet had to foreclose on a tax lien with a premium....  Though I have a few for sure in pipeline.

In less than a month think we will have crossed our T's and dotted all the I's.  Then look like a model tenant with Sallie Mae cloud.

Better applicant in war zones?  I was ready to hire a real estate agent to find a tenant, but she was slow (never got me to sign, probably forgot).  Even had a better tenant? ($50K/) showing up two days after he signed lease.  Read my story above.

 I have read a number of landlording/rental books + meetings/seminars by my real estate non profit group.  My library system does not carry that book. 

My screening company told me no debt.  I called them on Sallie Mae and they had data for me.  Problem this company wants you to pay $50/year, have a shredder, lock box, and your property inspected to give more 'inside' data.  Though by calling they were good and got the info.  So I can now wait for tenant to find #'s.  Sallie Mae turned over amount for collections.

A few years ago someone said real estate prices keep going up.  Bang, different tune today.  Also rental rates may go down now to in areas like mine.

Good lessons.  Very hard when your not the first to make error!

Who can you trust?  If one cannot trust, get working on protection.
I was guilty of GO GO GO though though not my usual modus operadi.  Time will tell if I get burned.  I knew this was dangerous and kept saying slow down!

I had my GC hire locals to paint my rental.  Today I can see where the rollers stopped near ceiling and they should have touched up.  So now I see a light blue band around the white painted walls.

Ask myself am I in a rush, then maybe stop and reevaluate the situation.
