Hi everybody! I am a newbie investor in Dijon/France EU and just working on my ,,startup" I found my first good deal, but my capital of 60.000 euros is unfortunately not enough to relise the project. I am searching a hard money lender (35.000 euros) for 5 years. Please if you have some contacts let me know. My contact is on vacations and can not help me :-( I hope that it's allowed to post a message like this and nobody will find it abusive. If so, please feel free to delete it, or I will delete it. I just don't know where else to ask. I will send you my analyses. I would like to buy two properties at the same time, one is fix&flip (+15.000 win) and the other one is a rental property roi 9,8% with a monthly cash-flow of 500 euros. Any good advice welcome. Thank you Ashley! My first goal is to have 10 rental properties with a monthly income of 4.000 euros (together) in the period of next 5 years. To become financially independent. That's why i would like to have both because i need to produce some cash-flow also to gain a capital. I am a single homeschooling mum in a foreign country without a job, family or friends and I just have 60.000 euros for my startup. I would like to create my own company for fix&flip properties and rental properties but i can't create my company with one appartement :-) I would like to ,,jump in" I learned one year to reach this moment and i am very prepared. I am 33 y.o. so not much time to waist. I prefer higher risk. It is very emotional but i love it. If I can take just one of them, for me it will be a big fail as a beginner. I'm afraid to lose my motivation.

Thank you very much for your kind answer. Here i am sharing the details of the deal.

1.)This buy&hold rental property is for cash-flow producing (500euros/1month) T3

Price 47.000 (+3.800 notaire) i negotiated from 52.900

2 bedrooms, 1 bathroom, 1 covered parking place, Fontaine d'Ouche Dijon-France, 19 rue Belin roi 9,8%

monthly rent 500 euro, charges payed by tenant 150 euros. 

This apartment does not require any works, it is prepared to be rented immediately next week. 

2.) This fix&flip property is almost at the same street like the first one

15.Avenue du Lac, 21 000 Fontaine d'Ouche Dijon, purchase price 31.000 T2 (real value 50.000euros) * i saw the same apartment one floor higher, absolutely the same which was sold for 50.000 euros.1bedroom, 1 bathroom, 2 covered parking places,

roi 12%

This apartment does require some reconstruction for about 5.000 euros

I can sell it in a short period (6.months maximum) for 55.000 euros or more.

So it allowed capital gain + -15 thousand, than i can repeat one fix&flip, until the first rental property assures  an income of 500 euros per month.

Hello, excuse me my english please. I need some good advice. I found two good deals. Two apartments in Dijon (France) One for cash-flow producing (500 euros/1month) with roi 9,8% and one fix&flip deal for capital gain (+15.000). I have cash 60.000 euros but to be able to buy them both i miss 30.000 euros. I have to sign a contract until friday and i won't survive if this deal will fly away, because it's my first deal. I found it myself and negotiated both. They both together make a sens, one insures the other. I am trying to find a hard money lander or talk to the people i know, but i have to hurry up. Please, do you have any good advice? I have the book ,,Low or no money down in real estate investing" but i am somewhere in the middle, and people in France are not very friendly and opened to those mentioned possibilities in the case i am a foreigner.  Do you have any idea how to solve a problem and in the case i won't be able to manage this 30.000 euros, which appartement to take as a ,,startup"? The capital gain (fix&flip) or rental property is more safe? I am so excited i want them both! Have a nice day and thank you. Bea

Hello! I was never interested in wholesaling, I am searching my first buy&hold rental property in France and I negotiated one apartment 5k down but I don't want to take it because i found a better one. I would like to profit this negotiation success and try to find a buyer quickly who will take it for +2k like that i win 3k. Where can I find that person quickly? How do you search them? I have some 3 days until the offer expires! Please help :-) Thank you and i wish a lot of success to all of you. Sorry for my english, i do my best.
