My goal is to grow the return on equity cashflow from 3.7% to over 6%.

It’s easier said than done. I’ve been working on this for 2 years and have increased cashflow .5%

Anyone receive the $10k yet?  Nothing here...

So many black and white, matter of fact opinions on the thread and site. That’s what all this has turned into - a dopamine high where everyone’s an expert... not what this site used to be.

The truth is the answer to these questions lie in the middle of all this banter.

I’m sure I’ll get heckled for typing that. The ‘need’ to be right from the loud voices is a dopamine fix too.

If I buy a SFR in Denver how much appreciation should I account for when calculating IRR?

I know each area of the country appreciates differently. Do you use the national inflation rate? Is there a website or tool you use?

I own single family and multifamily rental property all over the US. Would an Iran war affect real estate prices or rental rates?  What about real estate in areas not around military contractors (like Lockhead Martin, etc) and military bases?  What if other countries joined alliances and trade among enemy countries ceased (Russia, China, Iran)?  The USA isn't making many friends these days with imposed tariffs etc. What happened to real estate during the Iraq War, or Veitnam, or WWII?

Is anyone else thinking about this?
