@Michael Jackman I spoke to city of Durham planing department and the person i spoke to mentioned it was a requirement install sprinklers but when I spoke to another local Investor the other day who already started building ADU(Attached Dwelling Unit) and the person he spoke to at city of Durham planing department did not say anything about this requirement. I will update my response here once i know more about this.

@Michael Jackman Owner occupancy is not a requirement but maximum allowed square footage for ADU is 800 and all the units must be Sprinkled to meet fire safety codes.

@Jonathan Greene I drove to each of those 56 properties in person but only liked and walked through about 10  properties before making that first offer. Yes 2020 will the year for me to buy 2 homes and wish you the best as well!

Early Summer I made a goal to acquire a rental property by end of 2019 but didn’t start looking for a property till I got financing ready in November. This left me with just 6 weeks to evaluate about 56 properties and only made just one offer which was not accepted.
