@Maria Amaro We took out Sheetrock and made sure there is mold.

@Russell W. Yes, the plan was to have them go to the property and get a formal quote once I decided to go ahead with the repipe. Given the feedback from this thread, I have decided to repipe. Just need to narrow down the plumbers, which I will do after talking to Matt and Jon's recommendations.

@Dan H. Thanks for the reply. The leak was in the dry wall and it is a Copper pipe.

Thanks Tom. I will ask them about PEX. All the existing quotes are for type L Copper.

@Tom Fidrych, It is not clear if the leak is due to corrosion. The plumber who fixed the leak didn't say anything. Only when I asked him explicitly if he noticed any structural issues near by, he said yes. He didn't save the removed pipe either making the whole thing fishy. I hadn't used this guy before and not sure if I can trust him. The quotes are to replace Copper with Copper. So far, I had gotten 4 quotes: 1 quote was for 3500, another 2 for 5000 - 8000 range and 1 for 12000. None of them went by the property to give a more accurate quote though.

@Steve Vaughan, the leak was inside the drywall and water went under the LVP floor. Since water was coming from underneath the floor, tenant initially thought that somehow water got spilled. By the time, she realized that water is coming out from underneath, the pinhole leak got big and leaked lots of water. It resulted in the newly installed LVP to soak for more than 24 hours and we couldn't salvage it. Please let me know if you need anymore information.

I have a 1250sqft 2 story 3 bed 2 bath condo built in 1977 which recently had a big water leak. Because the tenant couldn't detect it in time, we had to throw away newly installed floors on entire downstairs. That made me think if I should repipe the house to avoid any future water leaks since existing copper pipes are 43 years old and we have hard water here in San Diego. Do you think it is a good idea and what would be the typical cost to repipe? I have gotten quotes from as low as 3500 to as high as 12000 and confused what to do.

Hi,

I came across a property recently in Washington Park, Atlanta right on Joseph E Boone. Initially I thought it might be a good deal given that it is right in the beltline zone. Reading further on Sub Area 10 Master Plan, I found that there is a plan for MARTA station and streetscape on Boone. I also heard that Arthur Blank is investing lot of money on redeveloping West Side.

But once I dig further, I found from articles on NYTimes and Curbed that

  1. 1. English Avenue & Vine City are the two of the poorest neighborhoods in Southeast US and that there are lot of vacant properties, drug dealing  and crime
  2. 2. Arthur Blank is investing only 20 to 40 Million which doesn't seem enough to change a neighborhood

I also don't see many sales in this neighborhood in last 12 months and few properties listed for > 200K are in the market for few months.

All of this makes me think that, this neighborhood is still not turning yet. Am I correct? What do locals think? Is it on the verge of turning or to be avoided?

        I am looking to replace carpet in the whole house except for bath rooms, with LVP in my 2 bed 2 bath, ~1000sqft rental in a B class neighborhood. I am looking at two options

        NuCore Lineage Grey which is 6.5mm thick with cork back. It has 22 mil wear layer and costs $2.89 per sqft

        Duralux Windmill Oak which is 5mm thick with foam back. It has 12 mil wear layer and costs $2.59 per sqft regularly but on sale for $1.88 per sqft at a local store

        My research indicated that at least 5mm and 20 mil wear layer is recommended. But I have seen people on BP say that they used Allure which seem to have 12 mil commercial grade wear layer. It is not clear to me if Allure's 12 mil is same as Duralux's 12 mil as I don't see a mention of commercial grade with Duralux.

        On one hand, going with Duralux saves me about $1000, but I feel that with 22 mil wear layer, NuCore may last much longer. What is your experience?
