If you buy a tax lien certificate from the county (the new online sale by county), what happens to the subsequent year taxes if the owner does not redeem the tax lien before the following year taxes are due.

Can the owner directly contact the county and pay the next year taxes when they become due Or is it required to let it go to the next year tax lien auction where the original tax lien investor may not get a chance to buy.

Is it safe for the investor to just contact the county and pay the next year taxes when they become due and would the original tax lien amount and subsequent year taxes paid by the investor all have to be paid if the owner chooses to redeem?

Could the owner of a tax certificate file a tax appeal to reduce the taxes if the taxes are too high as the county assessed the property high

Thanks for your reply. If the first investor does not redeem from the second investor, does the second investor get the deed(after 3 years) without paying the first investor? If the owner were to redeem does he have to pay both the first investor and second investor?

If the investor buys and assigned a tax certificate in Jefferson county, what happens if the investor does not pay the subsequent year taxes? Will the subsequent year taxes be sold as another tax certificate? What happens to original investor who got the first tax certificate? 

Trying to understand the first tax certificate investor will still have to be repaid and will not lose money?

Thank you for the reply. Could you suggest any attorneys who specialize in this type of work? What would be lowest expected cost? Can the initial letter seeking possession be written by the lien owner or by the Attorney?

If I bought a tax lien in Alabama for a commercial property, is is best to start seeking possession or wait for the interest to accumulate a little before filing for possession? I realize there is a 3 year rule to have possession. I am wondering if waiting is good because there would be costs associated with filing possession and if the owner redeems immediately after filing possession will I be on the hook for the filing fees?

Also would be better to seek possession and assign it to a management company so they can maintain the preservation costs which may make it less likely to argue on the costs involved?

I guess I am trying to understand the most effective strategy once the tax lien is bought?

If one buys a tax deed (sold over 3 years back on Alabama dept of revenue website), does it wipe out other liens such as HOA fees, fire dues etc.. Normally a tax foreclosure would wipe out other liens?

Is there a website in Alabama where I could do a title search or deed search myself to check on any potential liens on a property i wish to buy a tax deed on?

Thanks for the info. Any ideas on how much it costs and any referrals for ejectment lawsuit? Little confused why ejectment lawsuit for vacant land as no one there? I assume you have to do that for vacant or occupied homes? So I understand the owner loses right to possession once some body buys the tax certificate? If So, if the owner sells  the property can the new property buyer still take possession of the property without redeeming the tax certificate?

When you buy a tax certificate for vacant land in Alabama,

1) Do you have to wait 3 years to get the tax deed and in the mean time have no right to the property

2) Do you still have to take possession of the land after getting the tax deed. What is there to take possession of vacant land? How do you establish possession? If you do not take possession for say a home or land, what are the risks?

3) After getting the tax certificate who pays the library dues, fire dues etc.. as the certificate holder is still not the owner but gets those bills?

4) Can the current owner of the property sell it without involving the tax certificate holder?
