Is there a Real Estate Appraisal tool or application or website we could use to know and generate appraisal of a real estate property (single family home, condo, etc. ? Please advise.

Lower cap rate means people are willing to buy less cash flow because they appreciation potential is greater. At least for stabilized properties. 

Cap rates also tend to move with interest rates so we'll see them fluctuating soon

Is it true that if Monthly rent is >= 1% of purchase price should be considered as a good investment and which does not meet this should not be considered for good investment?

Hello,

Could anyone share their experience in investing in a new construction single family home or duplex at below cities as far CAP rate, cash flow, rental income etc:

1. Abilene, TX

2. Willis, TX

3. Conroe, TX

4. College Station, TX 

or any other place I should be looking for a better ROI?

If you have a property in any of the cities, please advise the property management company you are using and how much fees are they charging monthly?
