Be sure to look up consulting firms that specialize in demographic analysis for self storage. They can do this site specific or based on an area. I am in the process of doing this myself.

Thank thank you. Yes, this was my first indication back in 2014. Four investors were part of it to purchase the property. I actually was adding deals while sitting in a parking lot, but did not realize they show up as a forum post, so apologies for incomplete information. My daughter woke up to not allow me to finish. :-)

@Mike Huerta I am an investor and also an agent in the Philadelphia area. I recently represented a couple of clients in your situation. Their interest was in house hacking a fixer upper, but required financing to get a deal. We looked at many properties, with them losing out on a bunch because they wanted to sleep on it, and a few other because they wanted to treat the property as a normal purchase, even though they are competing with Investors. Many of which are cash and quick close. Ultimately, we got them a deal by waiving all contingencies and submitting an offer with a price escalation addendum. We beat out 13 other offers.

If it's an investment property or fixer upper and you know the values in such a hot area, then you need to skip the looking at part and just have this agent write strong offers to get you under contract as quick as possible. There are a million ways out of a deal, and even if you lost a couple of bucks for whatever reason you would still end up where you need to. Your agent should have the means to write fast and strong offers, so consider that approach.

Purchase price: $340,000
Cash invested: $30,000
Sale price: $510,000

The property was acquired through a syndication my company formed. We managed the property through the hold period and sold at peak IRR, which was 27%.
