My plan has been to sell the condo, defer the gains via a 1031 exchange and invest in multiple syndication deals. Seems 1031 from selling condo and re-investing in multiple syndicated offerings as a passive investor might not be as straight forward as thought.

I am in a dilemma.

Option-1 

Sell the condo pay the taxes and re-invest the funds into multiple offerings.

(I bought the condo 8 years back for 75k, with it valued now at 150k), So need to figure out how much I would make after selling costs, paying taxes on the appreciation & for the depreciation which I already took in prior years.

Option-2

Take a Home equity loan on the condo, Invest that money for Higher returns on syndication offerings as a passive investor.

Any merits & demerits of either options. Please suggest. Thank you.

I am planing to invest via sites like crowdstreet or thru syndicators. Investing in MF as limited partners. I wont invest in Debt.

I have a Condo, which I am planning to sell and do a 1031 Exchange for investing in MultiFamily as a passive investor. Thinking to invest around 150k in 5 or 6 investments of 25k thru Crowdfunding or via syndicators in Multi family investments.

If anyone can suggest  the modu operandi, what , how, how to choose intermediaries to use. Any DO's & Donts

What happens if there is any residual proceeds which are un-invested or if I invest more than the sale proceeds. Is there any limitations on investing in Apartments / offices/ hospitality/ senior housing/student housing .

Or is it a hassle.

It is a townhome and eligible for fha conventional, Lease is up for renewal in 2 months, I am planning to  mention to the renter about possibly selling and will continue leasing on a month to month, will connect the realtor to them for showings.

I want to sell my condo, with the existing renter lease as it is, So that would be a positive for the buyer. How do I discuss with renter and arrange showings.

I have a good renter and don't want them to be looking for another rental, Don't want to lose rental income before selling the condo.
