I am new to landlording and have a duplex I rent in Texas. I had a tenant who was there a year move out. The tenant left the place clean but it wasn't clean enough and i needed to hire someone to do the final touch ups like windows and bathrooms, and kitchen. I also had the carpets professionaly cleaned. The yard needed to be mowed. Can I deduct these things from the security deposit and if so what are some other things you can deduct? Or, are you supposed to return the whole security deposit back to the tenant. Thanks for your help.

what is it for? Lets say you get a vacancy and you can't find a tenant for 3 months, does it pay the rent while you find a tenant? Or does it just cover you if the tenant damages the property? Thanks
