Congrats!! Welcome to BP. You're in the right spot. It certainly is a long term game.

People said prices were out of control and way too high in 2014-2016 (you can find many threads on BP about it).

When houses were "affordable" nobody wanted to buy and it wasn't a "good" time because the economy was awful.... even though that's when it was the "best" time.

Here is a historical chart comparing the two:

The reality is that a drop in interest rates virtually never make prices go down, they are inversely related.

 Thank you!

Hello,

I asked a question last night and my account got deactivated since they didn't think my name is real. Anyway, I am just starting out. I've only read the first 25 pages of "The Book on Rental Property Investment" and I am amazed. I'm not looking to make quick money. I know this is a long term strategy. I'm wondering if I should wait until the market improved (lower house prices and lower interest rate) or if there are still opportunities to invest in rental properties right now?

Thank you.

Hey Sras, even in a tough market, the right property in the right location can be successful. Take a closer look at areas with strong rental demand like Cleveland OH. The city offers a strong rental market and with affordability as well as a median home price below the national average, the city stands out as an attractive option.

Thank you. I've never thought about investing in another state. I didn't even think that was possible.

Waiting for things outside of your control is not the way to win at anything in life. I know plenty of investors who have taken that stance- they've been waiting for 10+ years while everyone around them has become multimillionaires by taking calculated risks. The funny thing is, lots of them think they're more savvy because they aren't "overpaying."

Learn your market inside and out and build a team of people around you who can help you analyze deals and make moves. Just take action, don't wait around.

Best of luck.

Thank you for the encouragements and advice!

Quote from @Shanequa J.:

There are still opportunities. This depends on where you want to invest and what your desired monthly profit needs to be.

There are less opportunities so be patient and don't rush into buying unless the numbers make sense.

Thank you Shanequa! Your advice is very much appreciated.

Hello,

I am new to this community. Are there still opportunities for rental property investing in this current market with the interest rate and houses prices so high?
