Thanks for the feedback! Actually what I meant was it was originally a $60k mortgage and now I owe about $45k. I think I will just give it a little more time and then maybe have to drop it down. I am glad I joined this forum anyways though because I think in 4-5 years I would like to do some investing beyond just owning a house. Also I have done a lot of the basic fixups and painting and stuff. I guess it is just the market im in.

Its listed at $69,900. We had a really bad realtor who convinced us to list at $87,000 at the beginning and I think that really screwed us over. Now we switched realtors and this one is way better, we have had a lot of showings but no offers. It is on the MLS and this realtor has their assistant call the people after they come for feedback. Some of the feedback has been it needs too much work, some has been neighborhood, and one guy said the doorways were too small for him. The roof doesnt leak and the furnace still works but for how long I dont know thats why I want to get rid of it. The reason I dont want to sell too cheap is because I put a pretty good amount down on the house and it would just suck to lose some of it. I would rather fix the roof and get my money back then dont and lose money. So what do you guys think the best option would be???

EDIT: Also I would rip the roof off and completely replace because I know how and everything. The problem is its a pretty steep roof.

Its 3 bedrooms 1.8 baths I think around 1200 sq. ft. I definately dont want to stay but I am having troubles selling it. I have read that things like roof and heating systems dont add that much value to the house. So I am thinking if I fix these I will be losing money because people wont want to pay more for them. I am considering renting it because I cannot sell it. But if you guys think if I replaced these problems I could charge more for the house and be able to sell it then I would be willing to try it. I guess either way I should fix these things and if it doesnt sell I could rent it. I owe about $45000 on a $60000 mortgage.

Hi im new to this forum and real estate investing. Im 24 and me and my wife have owned our house for the past 6 years. It is probably the last house in the world someone would choose as an investment property. The inspector basically told us this but we didnt listen, now I have been trying to sell my house for 7 months or so. I have had no luck doing so and I think it is because of the 3 layers of shingles on the roof and the 60 year old furnace. I could replace these but I think I would lose money if I did so. All houses in my area go for less then $80,000 unless its really exceptional. I recently had to quit my job due to distance (I was driving to Milwaukee every day from Rockford, IL). I guess basically what I am wondering is what I should do? Could I rent this house out??? The main reason I want to get out of here is it is not a great place to raise a family and I have a 16 month old son now. Im just running out of options and trying to figure out what I can do. I know I can probably do something with this property but I dont know what yet. So if someone can give me some options or some books to read or anything it would be greatly appreciated.
