Ben, my understanding of CAP is gross income minus operating expenses (mortg, utilities not paid by tenant, taxes, insurance, HOA fees if applicable, then monthly capital expenditure set aside, and property mgmt.) I don't think you look at depreciation and appreciation. What did I miss?

Thanks Jon, you added a few points to check that weren't on my list.  This is some SF, some duplex and triplex properties.  Any specific questions for/of the property mgmt firm? I haven't used one before.

We have beginning experience with SF home investing and are currently using cash for smaller deals.  I just want to make sure we are asking all the right questions when we evaluate this next level deal.  Cap rate is supposed to be 13,  there is going to be a new property mgt firm in place, the local rental mkt has a shortage of properties.  It sounds like a no-brainer but I am sure there are more questions and verifications such as price/cash flow amt.  Please suggest a list of questions to help me make sure I am covering all the bases.  Thanks

I have read some posts on crowdfunding and that strategy doesn't look so good.  You seem to loose control of quality of investment.  There are very few positive commnts.  I just wonder if anyone has looked at Property Pool?

Does anyone know much about this operation?  Anyone have experience with this investment strategy?  I don't understand enough about it to know what questions I should ask.  Can anyone help?

Does anyone have guidance on wording for a PPM.  I already feel comfortable with presenting the deal analysis reports but would like to have a PPM statement as to risks to attach to those.  Could someone share an example of what they use.   Thanks, Sonia
