I know this probably sounds dumb, but...did you ask him WHY he wants to pay a year's worth all at once?  It may be no more than, "because in 3 or 4 months, I may not have $1000 a month to give you...and I need a place to stay."  Discuss it with him and find out his reasons. Don't throw away $12,000 "just because" without finding out his motive.
