Thanks for all the information everyone. I'll definitely have to watch out for those ripoffs. Unfortunately, I don't have any family in the area, just moved here for a job a couple months ago. I'm planning to start with my first purchase soon and then when it gets closer to time to move start testing out property management companies. Then, hopefully all the kinks can be worked out before actually leaving the area.

I'm currently living in the Midwest which as people know has a lot of cheap houses available, many of which can make good deals. However, I'm not a huge fan of living in the area, and plan on moving on in a couple years. At the same time though, I'm looking to get started with real estate investing and wouldn't want to have to put that on hold.

Keeping in mind that most of my investments will probably be in single family homes, how difficult would it be to find a property management company for a bunch of single family homes. What kind of rates should I expect? Finally, how difficult is it to do the management of the property management company from out of state?
