Hey everyone! I am personally working through a few BRRRs and have several clients in the same boat. The time has come to secure permeant financing on them. I am curious as to what LTV ratios and terms you are seeing on your DSCR refis? I have a lender I have done a few deals with that has a no seasoning 80/20 DSCR cash out refi. 30 yr am. Rate isn't hateful. It's only available on 1-4 units. Curious to see what some of you have done for comparison?

Interested in hearing about what financing options are available? 

My name is Spencer Marshall. I run a real estate team out of Cincinnati, OH. I predominately work with out of state investors looking for cash flowing rental property in our market. Most of my out of state investors are looking to see what financing options are available for BRRR as well as buy and hold. Single-family residence fix & flip investment.

Purchase price: $93,500
Cash invested: $34,000
Sale price: $211,000

Purchased for 93,500 using hard money. Contracted out some of the work. Did some of the rehab personally. 6 mo turnaround.
