I guess I am still undecided at this point...while I am sure there are several investors out there making all cash offers, I was able to purchase two properties in a month with 20% and a conventional mortgage. Still weighing my options and seeing what else I can come up with...

Hello,

I am looking for input on the best way to finance my next rental property. 

I currently own 2 rentals; one with 20% down ($45k) and the other with 25% down ($50k)...both properties have a conventional mortgage for the remaining value ($105k and $150k). My primary residence had a downpayment of $58k with a mortgage of 230k which is now down to around $215k.

I do not have any additional funds available in order to make a downpayment on another investment property, but I am looking to move forward and purchase more units as soon as possible. I researched HELOC, home equity loans, and cash out refinance, but I am fairly new to this and I'm not sure which option is best in my situation.

What do you recommend? Any input would be appreciated!

Hello,

I am interested in a sfh in West Allis, WI. I already ran a few calculations and hoping to get some input from people who are a lot more experienced at this than I am. I am having a hard time determining what rent this would bring in. I've checked CL, hotpads, trulia, etc but the results vary significantly. Here are the numbers...

Sale price 152k

3bd/1.5 bath 1400 sq ft built in 1930

new roof, huge deck, fenced in yard, 1 car detached garage, in a quite residential area.

Taxes $3700

The home is move in ready minus some paint and a few minor fixes.

Hello all,

My name is Spencer and I am looking to get started in real estate investing in the Milwaukee, Wisconsin area. My wife and I are looking to get our foot in the door in real estate investing, specifically buy and hold properties in the metro Milwaukee area. I am currently employed full time as a police officer and my wife is a school counselor. We are hoping to own several single family or multi family properties in the near future to supplement our cash flow in order to gain financial freedom and be able to retire early, travel, and not have to worry about a "9-5" job for the rest of our lives. I am interested in networking with people in the Milwaukee area and would welcome anyone willing to provide their expertise in investing or any other useful information on getting started. 

Like everyone else, I am glad to have stumble upon bigger pockets and have spent hours listening to podcasts, reading forums, and looking through the countless member blogs not the site.
