Yeah that's incredible. Year over year certainly didn't go over 30% so kudos to that agent!

Yup, and with real estate you also get to use cheap leverage.

For those interested. June was a record month for San Jose. Single Family homes have done much better than condos/townhomes.

It's all relative to your portfolio. Think about real estate just like stocks, bonds, gold, cash as a portfolio. If you don't have any real estate exposure, you are still paying rent while you wait and hope for prices to drop. Now if you own multiple homes, you may be less aggressive or even trim some of your holdings based off of your portfolio. Many people are overweight in stocks right now so they are selling stocks to buy real estate. Remember that you only lose money in real estate when you are forced to sell. Have reserves if you are worried.

Depends on the area in SJ and what happens with the google village project. It'll be disappointing if Google Village doesn't play out.

Tiny homes on wheels is not valid but ADU laws have been a lot friendly. However, it's still costly to build and difficult for construction costs to go down.

Adding to this thread that people seem to have pretty short term memories. One may notice the traffic already getting bad and nothing is still open! With less people interested in public transit, and people coming from further away, people will regret moving too far away. Location to the job hubs is still critical and people are also not thinking, what if they want a different job? They are locked into that company which is not a good place to be.
