@Cody Callaghan great, wish I had stayed as well. I have only been to one meetup, one time and it was Next Gen REI Club Meetup. I am planning on attending this Thursday as they generally meet every week.

Awesome, are you moving from Seattle? I have learned there are several rougher neighborhoods in the area to stay away from, so make sure you do your due diligence. I also wish I would have joined the local meet-up sooner and more frequently (I have only been once so far). Let me know when you make the move and we can meet up if you want.

For reasons outside of a major employer shutting down in town? If so, what were the circumstances? How much did rents drop by? Thanks!

Hey @Steve Vaughan,

It was on the MLS. We just purchased it in September and likely (unfortunately) paid close to market-value. However, using the VA loan minimized our up-front costs and the rents are about $300 under market which is probably the largest value-add opportunity at the property. Once we move out and get the rents up to market it will produce some good, positive cash-flow, but between the house and the duplex, we are living rent/mortgage free, which was the short-term goal!

Thanks for reaching out. We are currently looking for another 2-4 unit multi-family property. We would also consider anything with the ability to turn a portion into an AirBnb i.e. detached garage or shop area.

I hope you are starting to feel settled in here in Spokane. My wife and I just relocated from Seattle to Spokane for some of the same reasons back in April. We have purchased a house and a duplex since our move, and are actively looking to purchase another property.

I purchased this property in September 2018 using a zero down VA loan. My wife and I are currently owner-occupying one side.
