To be honest I would have kept my job and did a bit more research before jumping off the deep end. The positive side to your decision is that now you are putting yourself in a position where you must succeed and failure is not an option, and I think that is great. My thoughts aside, I think members of BP could answer your question better if you tell them your goals as an investor as well as your strategy. I'm no expert but from what I've read you could find motivated sellers by marketing to them via personal letters, bandit signs, or billboards that state you buy houses (as well as a variety of other methods). You could visit your local real estate investment club and network with like minded people as well as let your friends and family know your business goals. I think you made the right choice evicting her. You want quality people in your properties, not people who will lie to your face. If she lies about that, who knows what else she is capable of. Others could also see you giving her slack and that might encourage them to try to get away with things as well. Better to save yourself the trouble and get good tenants in there IMO.

Hello BP hope everyone is doing well in life. I would love to hear how all of you find your properties and, if you have any, tricks or creative ways you have found a property worth investing in. I'm asking this because I am a 22 year old college student who doesn't make a lot of money at my job, so I am thinking about finding deals for other investors and giving them the information for a fair price. And who knows, maybe I'll make some friends doing it! Thanks for your time BP!

I think it's completely ok considering its your Facebook and you can post what you want. If people don't like it they can unfriend it I guess :)
