Hello everyone - I have new tenants on one side of a duplex - so a side by side duplex. These tenants reported the wood porch floor being damaged, and since it is old, I replaced it with brand new boards.  I drove by the other day and saw a heavy bag, punching bag on the same porch. I can't tell yet if it is free standing or not, will find out today, but either way could be an issue.  Does anyone have some feedback in this case? I am concerned about damage and noise of course thank you.

Makes sense, thank you. I live in BC but own a duplex in Ontario, have a property manager, but the tenants on the one side I inherited with the purchase 3 years ago, and they have been a pain ever since, and below market rent too - this just may be my opportunity to get them out. They just continue to ignore the lease, me and the property manager, not to mention the municipality. The other issue is that these same tenants smoke, not on the property, but they put the butts in a can on the wooden porch and then dispose of them - gross really - anyway, Ontario is going the way of BC more and more - very tenant-friendly.  My other tenants are so far great.

Thank you, and yes, I called them and they said I can use the eviction notice if there is evidence and give them 10 days notice. I just want to be 100 percent sure. These tenants continue to ignore the lease, me and my property manager so time to get tougher - thank you - sadly Ontario and BC are extremely tenant-friendly.  My only other way to get them to leave is to move in to the unit myself, but I have to do that for a year.

Hi there - In Ontario Canada, there is no vacancy clause, meaning leases that are for a longer term, like one year, go automatically into month to month, so I need an extremely good reason to evict.  I called my insurance co, and basically their liability insurance is not enough - so, the insurance co would pursue me regardless.  

The shed - they did not get any permissions from me nor from the municipality - only allowed one shed of a certain size, and now there are 2 so it would be a bylaw infraction.

Hello everyone - I have seen the trampoline posts in the past - I would really like some feedback - I own a duplex in Ontario Canada, and I have separate tenants either side. Tenants on the left were inherited with the purchase several years ago - they had a trampoline set up at that time, and I had my property manager ask them to remove it. They did remove it, but I have changed property management companies, and now, 2 years later, I see that the trampoline is installed again, and the tenants have installed a second shed without my permission. The lease was re-crafted when I purchased to add an appendix that strictly prohibits trampolines, pools, swing sets, and more.  Any feedback would be appreciated.  I am ready to get these people out, but it is very difficult in Ontario, Canada.  Thank you.

Hello and thank you - I absolutely agree, which is why I bought the duplex, and it has been cash flowing until the rates increased and I am having to refinance. However, it also appreciated in value and will likely continue to appreciate.  I would really like to be able to find the cash-flowing properties in those hybrid markets - what area of Alberta? Edmonton? Thank you for taking the time to offer your insights.

Oh wow! I went to High School with the Mortimer family! I am from Bracebridge, and my father still lives there. We grew up on the River and then Leonard Lake - I understand and agree about the winter - I live in Victoria BC right now, but have debated owning a lake front property in Muskoka - trouble is, with the changing Short Term rental situation, could be difficult to take on - I would love to go there in the summer for example.  Currently, I own a duplex in Bracebridge, and it has appreciated in the past 3 years, as well as it cash flows. Wondering how to do what you did regarding appreciation, still being able to manage the costs if it is a high value property, which of course it would also be in BC - the changing zoning here in BC is interesting, and we are seeing people buying the single family zoned properties simply because there is no more land here on Vancouver Island. I want to continue to invest, just have to be strategic. Thank you, and that is amazing that you know Muskoka and owned a property there.
