For me it was timing. After spending the last 3 years overseas I pulled the trigger on a deal I sort of fell into. It was perfect, a friend of mine was retiring and sold me his house for about 30% below comp in a growing area.

The act of actually doing a deal broke the roadblock, and I went from simply educating myself and spectating to investor. Now I'm eager to jump into another deal.

I just finnished this book about a week ago. I thought it was excellent with some good practicle and actionable advice. I skimmed the first few chapters since it was mostly motivation and mindset stuff. Has anyone else read it? What did you think?

The VA home loan guarantee is for military personel only and I do not believe it extends to family members. I'm active duty now and i searched to find out and the answers I got were all no. check out vba.va.gov/bln/dependents/child.htm to see what benefits you are eligible for.

I agree bigger is better. Though certain costs do go if you have decent management skills, or hire a good management company, the cashflow should be much better.

Kelvin great post. How would you suggest a newbie start in the business?

Hi all, I must say this has been the most infomative site on RE investing I've seen. Thanks to all the great posters out there.

I am a new investor and will make my first purchase within the next 6 mos. My interests lay in rental properties in the Radcliff and Louisville to start. I am also looking at a property in Middletown, NY. That one is a duplex owner finnanced. The only reason I have not bought is I cannot find a property manager in that area, so I may have to pass. In the future I am considering flips, but i would like more experience first.
