Quote from @Adam Oldham:

The MTR is fairly strong here, I am currently renting to travel nurses that I was originally using the houses for STR. When the economy slowed down I did not see as many people traveling to Indianapolis, and I was getting tired of the constant turnover between STR guests.

I wouldn't say its super lucrative but its a lot less work & in general I think you get a higher quality tenant who spends most of their time working, which is good for the wear & tear of your property.

Hi Adam, thank you for your reply. Renting to travelers is what I'd love to know with my first investment property. Do you find that to be pretty consistent cash flow in Indianapolis at this time? I work with many travelers and know that the housing market seems to be high for them.

Quote from @Mike D'Arrigo:

@Sparkle Carlock MTR's can be very good, but I wouldn't limit myself to that in Indianapolis. There is huge potential for STR in Indy. Indianapolis is the sports capital of the country which draws a huge number of visitors, It is also a popular location for conventions. Indy gets 29 million visitors a year so I wouldn't dismiss STR potential.

Thank you Mike for you response. I do not plan to be limited but want to start somewhere for first investment property. I work in healthcare and would like to obtain cash flow in MTRs (possibly to travelers), which would be good learning experience since they are professionals, already background checked.

Hi BP, I am new to REI and have been doing my due diligence and starting to get active. I'm wanting to hear from those people investing in Indianapolis. What are you thoughts in the current market state for MTR? I believe that will be by gateway, and I'd love to get some feedback on how lucrative it can be and what types things I should be focusing on more as I start this project journey.

Thanks in advance ;-)

I am looking to dive into investing this year. I know this is a big deal, but my question is.... from a financial perspective, if I cannot afford a 20% down payment, what are some other options I should look into to obtain the right type of loan/lenders

Hi BP World!

My name is Sparkle - (yes it is my REAL name, haha). I live in west Indy. over the past few months I have been educating myself and trying to figure out the best ways to navigate the start of this journey. I would love to connect with someone who is in the area whom would be interested in networking, teaching, and just assisting a novice like myself in this world. I have been interested in REI for the past 4 years. I am ready to turn my new knowledge and ambition to action. Feel free to DM me ;-)
