thank for the response I'm actually in mpls. I'm only interested in the most simple method assign to the tenant buyer and walk away and make a 3-5 % option fee.

Eventually I would like to flip houses since I'm a contractor and love that kind of thing. Need to take baby steps first. Thanks

thanks for the info. I'm always afraid of being sued, especially after I read that one guys post how he had an iron clad contract and even video taped the signing. He had to give back a huge amount of the option fee. I would love to fix and flip but lease options seems like an entry level way to get started, only interested in assigning to the tenant buyer and walking away. Thanks again

Thanks,  Wendy Patton supplied us with all the detailed forms and said they were good in most states. Our Reia leader says that the attorney will always find something wrong with the paperwork so they can sell you new ones. Who knows. I do think I will at least use the standard mn rental lease agreement.

Hi I'm a newbie and had takenWendy pattons lease option course a few years back.

I finally have the time to start doing something. Was wondering if any one would be willing to split the deal if I found something as long as I could pick your brain. I don't need any gurus or more paid coaching. Just need an experienced investor to partner on a couple of deals. No hacks please.

I am a newbie and have taking the wendy patton courses and listened to the other gurus on this topic. Most of them say to find your sellers through craigs list. We'll surprise surprise there are many home rentals listed but 97% are listed through a professional rental leasing companies, not the homeowner. How else do you find sellers? all I want to do is coops.
