Sorry I'm late to the party on this... I drove a truck years ago and since I have been in the HD Truck Parts business. Freight companies often advance truckers their expenses in advance of their actual pay for a load. It is as good as cash and it isn't very easy  for an otr trucker to get anywhere but a truck stop when they are on the road, but they can simply transfer comdata money while they are on the road.

If you are offering owner occupant financing, then Dodd-Frank does apply, but that depends on the number you do per year. If it is to another investor, then it's OK. You should check with a competent RE attorney.

Hi Shirley. My wife was raised just up the road from you in Hazelcrest in the mid '60's. My how things have changed...To answer your question, it depends. If you are not a licensed Realtor/Broker, many would say it is illegal, since for all intents and purposes, you are acting as a broker. I would tend to agree with that line of thinking. There has been tons of discussion about wholesaling on the site here. There is a recent thread that has been discussing how several states are cracking down on unlicensed wholesalers.
