I just began a lot of marketing in the last 2 days and was contacted by a seller who is buying 200 bank owned homes in CA, TN, TX and FL in one lot and said if I'd be interested in any, I'd need to provide them with 'Proof of Funds' and they can send me their list.

So, is this even something I should consider at this point (I'm just starting and have this and another property to look at in just 48 hours) of should I seek out investors who may be able to provide this?

I really just don't know how to even begin to approach this type of opportunity! Please help!

I think Simi is a wonderful place to invest! It is still one of the most reasonably priced areas in the So Cal area. But it continues to become more expensive with each day. The homes here really do come in all varieties from 1,200 sq. ft. 2+1's to 6,000 sq. ft. 8+6'sf! It's really strange for such a small valley! But very conservative and fair to good pride of ownership.

As for how well an investment area it's going to make, you'll have to give me 6 months or so to see how well I can break in!!! Let me know if you ever plan a trip here and I'd be pleased to give you the 'grand tour!'

Awesome advice Bashir! I really want to focus on SFR initially and then move into multi-family and commercial. But I will definitely focus in on both our So Cal real estate investor groups and the LinkedIn network.

And thanks for the podcast info Joel. There is so much information here at BP, that I've just been focusing on following their Getting Started steps!

Hello everyone! I am so excited to have found this site! I am in the San Fernando Valley, Southern California, about 20 minutes North of Los Angeles. I studied real estate in college and worked successfully as a bird dog back in the early '90's ... but then I apparently lost my mind and I went and got a "real' job!

So now that I have made, literally, hundreds of millions of dollars for others, I am done with that and want to do what I loved so long ago!

I am looking to bird dog and wholesale and am doing this on a full time basis at this point. I would really like to get to know as many of BP's So Cal investors as possible!
