I'm going to ditto Jennifer Lee on this one. Education is key, make sure you understand tenant laws in your city and state.

I also hopped into Multi family because it cash flows better than SFH, but there are a lot more issues.

I have 2 quadplexes, i just deeded them to my corporation. no issues. I also have the umbrella policy, just in case.

Jason, I went through this in December. You are correct, these are definitely CYA documents. I also had to put together an addendum to my purchase contract stating that the properties are purchased "as-is" in order to proceed. Once that was done, i didn't have any problems proceeding forward.

Carlos, quick question, does the townhome have an HOA and if so, how much? Now factor that into your equation.

I rent to low the low income Mexican community, while it opens you up to higher risk for the issues mentioned below, some of the best tenants i've had are hard working families who don't have a DL or SS#. To supplement some of the risk, i explain the lease in detail and make sure they understand, if not, make sure someone is there to explain in to them as an interpreter, make sure you have a lease in spanish. Also, i take a slightly higher refundable deposit.
