Hello, Im looking to buy a fix and flip.  I do not have the funds to do so off hand nor have all the knowledge.  I have been reading up and researching.  Do anyone have any suggestions on what way to go if I want to fix and flip.  Example, is there banks for first time buyers with decent credit.  Is there investors that may help me with the finance besides hard lenders.  Which way to go.  I was interested in the county auction but those are a lottle tricky to.  Also would love to find a partner as two heads are better than 1.

@StephenKeighery  It sounds like she never really gave it thought. I get that she really doesnt wanna be bothered with the house. The way she was talking. I also agree with you too, but you never know.  Money talks, especially in a time like this. Ima try her out though and take your advise dont waste to much time but get to the point to see her motivation. Love that .. Ok thank you to for  your input I will most definitely do this as she sounds like that alls she wants to here anyway. lol

@LoganVierstra.  HELLO Logan, I absolutely agree with you.  I have found a few comps.  For this house.  Thank you for advising me of that being that is something I needed to make sure I did.   I will ne messaging you as I move forward and if I get stuck too.  I found another house i didnt want to post til I get this  one going because its a different situation. Owner is a realtor.

Thank you so much for all your information I really appreciate this.  I came on here to find an experience wholesaler to help me so we could split. Do you know how I can find an experience one in my area? No mortgage on home. She is primary owner. I do not know about bankruptcy.  She sounds like she dont wanna be bothered with the house just offer her something.  Thats why I came on here to ask questions cause I dont wanna go wrong. I dont mind splitting with any wholesaler or flipper in my Sacramento area. I will do exactly what you said about my research. Once I do this one time (make a sale) I will be free to go afterwards. I just need a walk through for the first.

So it would need a full renovation.  Told me she doesn't want me to go inside cause of tenants but to drive by to try to get estimates.  So do I go kn flipper to do my numbers or where can I go.

I DID A DRIVE FOR DOLLARS. I FOUND A HOUSE WHERE OWNER IS WIILLING TO SALE UPON RIGHT NUMBERS. IM NEW TO WHOLESALING SO THIS WOULD BE MY FIRST TRY AT THIS. NEED HELP WITH NEXT STEP ON  HOW TO GO ABOUT.  IM LOCATED IN THE SACRAMENTO CA AREA..

Thank you for getting back with me!  Yes, I have been running across this method as I was researching as well and that is up.my Ally too.  I wouldn't mind learning that!  Have you had any good luck in it? Are you with a team?  Please let me know how I can I learn .move to move forward as I am a single parent with a young child so working from home would be the be great.
