@Russell Brazil I can understand why someone wouldn't prioritize it if their jurisdiction doesn't. Thanks for your reply!

@Kevin Sobilo That makes sense! Do you think there is any difference in the quality of unpermitted work vs. permitted?

There are obvious benefits to acquiring properties that have permitted work, but I want to see if anyone can explain why some folks allow unpermitted work. My curiosity includes how timeframes are affected, the listing price of the home, quality of work etc.

Anyone have any insight?

I'm curious to hear what investors in the Philly market are investing in and how your strategies have changed to accommodate the ever changing world of real estate.

Let's talk specifics!
-Multis or single-family homes

-Full-guts, cosmetics or buy n holds

-Suburbs vs city

-Cash vs hard money

Sincerely,

Your neighborhood investor-friendly Real Estate Agent

"Most forecasters believe that rates will decline modestly in
2024, but there are many feasible ways
rates could remain flat, or even rise. And
which way they go will matter."

It's a bit of a "wait and see" kind of thing from what I read. Here's the link. Let me know if it doesn't work.
