I would love to if only schedule would permit me to. I am open to discussing and communicating via email. 

Here is why I am so worry about departing my 4plex:

1-ARV past 6 mths were 200k or more for similar in area.

2-Selling 150k 100% occupied with no repairs and bringing in more than 20k yearly.

3-My actuals in cap rates is 3% but 7% with this sale.

I fear that it would go up if I sell it.
