Hi BP,

I have been looking through many Redfin property data, and I sometimes found some price jump with dates very close together. Do you guys know why that may be? Could it be related to wholesaling?

I created a home purchase sequence diagram (synthesized from different sources), just so I could better understand what information I need to compile and when. Please let me know if there is anything I missed or interpreted incorrectly. I am more of a visual person, so I thought I could have a document I could constantly refer to (I would be more than happy to share the PDF via DM).

@Nicholas L. Thank you very much for your advice! I just watched Spencer Cornelia's episode, and it's absolutely a gem of an episode, and David Greene's little summaries just made it better. I would even say that some of the mistakes could be made investing nearby as well, but I do understand investing long-distance compounds those issues. I think having a robust team and multiple exit strategies would be a must. I would do some investigations of your proposed cities along with others. 

@Cameron Braig Thanks a lot for the additional metrics and for suggesting grouping them based on strategies. Do you have any website/source recommendations for obtaining data such as job diversification, future developments, etc.? I suppose that the tedious way will be to google news on specific counties, etc. Through this market research, I did learn to leverage data collection/research from large real estate firms, the national realtor association, etc. I am wondering if there are other ways.

Hi BP community,

I am new to real estate and have been following BP podcasts and book recs for a few years now. I am currently at the stage of market analysis focusing on SFH/LTR, hoping to BRRRR with properties with ARV of $200,000-$250,000 (if not under). I am focusing on cashflow properties to start. I have attached a snapshot of the excel I have done (starting with Brandon Turner's top cashflow city list from 2020), and I have compared cities/states with regards to median home price, income tax, inbound/outbound characteristics, etc. I understand there are deals everywhere, but I also hope to find a city that allows me to expand my portfolio in the future. I would like to hear you guys' thoughts on my approach and what my next steps could be (e.g. Look for more cities? Narrow down certain states?, etc.). I am located in NYC, so I am open to long-distance investing. I have a background in architecture and LEED (green building), so my expertise would be in creative use of layouts and zoning/building opportunities.

Any advice welcome.
