The property is here in Texas. 

Has anyone ever dealt with a redemption on a tax deed? I am particularly interested in the leinholder's rights as far as redemption goes. With this particular property I don't think the mortgage holder on the mobile home has any right to redemption, since his interest isn't attached to the land.

Wow @Account Closed that is some great insight. Thank you! If I am able to get the mobile home I know this will be a sweet deal. The rental income and instant equity would certainly make it worth me adjusting my intentions for the property. Thank you for the advice.

Oh I just want the land. The Mobile home is a nice one, and fairly large. But I want to build on the land. If I end up with the mobile home I could be okay with that, but it isn't my goal. After I have the deed I thinking to try the "cash for keys" approach. Regardless of their ownership of the mobile home they will still be subject to eviction. They no longer have the right to occupy the land. (I spoke with an attorney yesterday as to some of the legal questions.) He clarified that the next step would be writing a notice of eviction, and filing that when the time has elapsed. 

What I am curious about is if anyone has had any situation similar. They no longer own the land, so they personally cannot be present. The eviction is to get the people off the land. The mobile home is another matter. If they do not take it with them, since it costs roughly 2-5 thousand to move one, I doubt they will be taking it. Then with the lien holder not being a big bank, but an individual; I am not sure they will want to repossess it, as they would have to pay to have it moved. But the "cash for keys" would get them out, but I have no rights to the mobile home. (unless they do leave it and then I can treat it like abandoned property - also discussed with the attorney what that would look like.) Any thoughts? 

Also with the "cash for keys" does that go over better as an agent or as the new owner?

So I am looking to purchase a property via the Tax Deed auction. The property is 1.25 acres and has a mobile home on it. I know the mobile home was never converted to real property. It is not included in the tax deed auction. (I can see that the taxes have been paid on the mobile home, and there is a mortgage - not sure if they are current on the mortgage) Lets assume I get the property and will own the land. 

My question is about the mobile home, it won't be mine, but it will be on my property. Will I need to do an eviction? The mortgage looks to be with an individual not a big company. So I don't know if that person would have anything in their agreement about the land being owned, where the mobile home is located. Any ideas or options you might have experience with?

Gail Grenzig that is exactly the situation I wanted to ask about. I am looking at purchasing a property at the tax auction. The property has a mobile home on it that has not attached as real property. I know the mobile home taxes have been paid, there is a mortgage on it. However, if I own the property and they own the mobile home do I do an eviction to get them to take the mobile home off my property? Has anyone dealt with anything like this before?
