Tell them you'd like out of your lease.  I can't tell if you're in Seattle or Atlanta, but if the former you're good to push this. 


 is there a legal way to to break the lease? the lease is in Seattle.

 The rooms are lime green and bright purple. for a rent that high its not unreasonable to ask for the rooms to be painted a neutral color. 

thank you for your responses. I do have the text message conversation where the landlord agreed to the reduction in exchange of the two bedrooms. The landlord was originally trying to charge us for them to hire someone to come and paint the rooms before moving into the premises, we didnt agree to that. On the lease agreement the rental value shows the $3100. If we dont come to an agreement and they void the clause can they enforce us to pay the $3200 when our rent states our monthly payment is $3100.

I have a signed lease agreement with my current landlord starting from Nov 8th 2024. The situation is regarding a mutual agreement both the landlord and myself made regarding the painting of two rooms within the property we are renting to a neutral color (rooms are currently purple and lime green). The agreement reached was the landlord would lower $100 of the rent (current rent: $3100) in exchange for us to paint the two bedrooms. They agreed and we have signed a lease for the total rent of $3100. There is a clause in the lease regarding the painting of the house. Yesterday, the landlord stated that it was their impression that we had agreed to painting not only the two rooms but extra rooms as well and now they are saying they are going to void the clause and raise the rent back to $3200, or we have to paint extra rooms not agreed upon. I am looking for advice on how to proceed with this and what my legal rights are as a tenant in the state of Washington.
Here is the clause that they are trying to void, and have mentioned that we are the ones not upholding the clause as an excuse to void. 

PAINTING. Per the mutual agreement between the Lessor and the Tenant, the Lessor has agreed to reduce the monthly rent from $3,200 to $3,100, allowing the Tenant to repaint portions of the house at their own expense. The areas to be painted and the choice of colors will be agreed upon by the Lessor before painting begins.

The areas designated for painting should be painted thoroughly to ensure that no previous color is visible. The painting should be completed within three months of the move-in date, and the Lessor will inspect the work to confirm it meets these standards.

Can the landlord void the clause, and what happens if the clause gets void? would that void the current lease? if that voids the lease do we need to vacate that same day?

The clause states "portions of the home" and "rooms need to be agreed upon by the lessor" can they use this to void the clause and increase our rent?


I would really appreciate any information/advice on how to deal with this situation.

Hello,

My name is Sonia I own a townhouse here in Atlanta Ga and decided to rent it out and move back home to payoff my student loans. I am not done with my loans yet, however I am ready to move out of my parents house. I have thought of two options and I am not sure which way to go about it. Since Atlanta is becoming a tourist spot and a lot of business people are coming for work, I thought about renting out a 2 bed apartment in the city. My plan is to airbnb one room and use that to pay for the rent while keeping my townhouse rented. Option 2 would be to move back into my townhouse. The issue with this is that it wont allow me to save up as much as the renting would if everything works out. My future goal is to continue to purchase buy and hold properties so that I can retire early. Any advice on this would be very helpful!!! I have also tried to get pre- approval for a new mortgage and got denied. Plan 3 was to buy a new property.

@Robert E Bogino Congratulations on your 3 properties, I want to get there someday. why did you choose Rome Ga? Im in the Atlanta area  and was just curious about why Rome?

Business majors have a lot of job opportunities. I would suggest to finish your education and then start investing. That way you have a cushion to fall back on if real estate doesn't work out.
