Post: STR Houston looking to add to current Arbitrage Portfolio

Hello Everyone,
I posted in another area on BP and was instructed that I should be doing classifieds, although I have seen helpful responses on Bigger Pockets in the past in regards to STRs so thought I would try this page.
I currently manage a highly successful short-term rental arbitrage in Houston, boasting over 170 reservations in the last three years. I am proud to have achieved Super host status on Airbnb for the past year and have received hundreds of positive reviews across various platforms and through word of mouth.
I am now looking to acquire additional properties in the Houston area to expand my rental portfolio. I have reached out to potential homeowners / management companies via Craigslist, Facebook Marketplace, Zillow, and HAR thus far. It hasn't been successful at this time. Would love any advice or any leads on attaining additional properties for short-term rental arbitrage.

Gentlemen I appreciate your feedback, do you mean classified on Bigger Pockets or just classified ads in general. A similar post 5 years ago was well received, and they were able to connect with investors interested in connecting with them on their own properties or with realtors providing connections, etc. With a suggestion of a better pitch, which is what I took the liberty of doing. Would you gentlemen happen to have any properties you are interested in doing arbitrage with?

Hello everyone I envision y’all are well. I’m new to BP and investing and would love some advice!
Currently in Houston establishing a group of Military veterans, (as I’m a combat Vet myself) to purchase fix and holds to rent via Multi Family, Apartments, large commercial deals. I’ve been an operator at several concepts and have a successful track record of running profitable start-ups, short-term rentals (2 myself) which is why I am avoiding house-hacking as the entry point.
I have attended several real estate workshops with ‘gurus’ that came with a $20-60k price tag, and Lifetime Unlimited (per suggestion from someone here on BP). Yesterday I went to the Foreclosure Auction at the courthouse, and realized I desire to partner with the right mentor ASAP (to avoid reinventing the wheel).
My questions, when looking for a real estate investment mentor what route did y’all take (I’ve got none in my network, reached out to several on BP whom aren’t mentoring), creating a long term game plan, finding your team and narrowing down to the experts in this field; particular hard money investors, Investor friendly Brokers, agents, CPA, attorney, etc (I’ve reached out to several on here).
