My name is Sondra, I own my private residence and a duplex. I am looking to grow my portfolio but I have no idea where to start. I want to buy more duplexes. I have a potential private investor and have reached out to hard lenders. I have listened to podcasts and read books. Im just kind of hesitant to pull the trigger. To give some background-I purchased my duplex back in 2006 when they were handing out mortgages like candy. Luckily I survived the bubble burst and was able to maintain ownership. Now I am older, gun shy, more hesitant to take risks and not sure how to start. I dont want to flip because I would feel pressed for time to get it done and I work a full time job. I would much rather do the BRRR method with a multi-family. If anyone has any tips, words of encouragment, I would appreciate it!

I house hacked after I went through  my divorce. Me and my then 3 year old twins moved into half of a duplex that I owned. I had a long-term tenant on the other side. Her $475 rent paid for the majority of the mortgage ($600). This was a blessing because I had also decided to go back to an accelerated pharmacy school program and could not work. Fast-forward to 2018 and I had moved out of my side, had been practicing as a pharmacist for several years. I still had my same long-term tenant on the one side and I took the side I was living in and turned it into an AirBNB. It makes roughly $1000/month. My long term tenant now pays $600/month. We are in Louisville, KY
