@Jay Hinrichs I am among that group. We've been talking the whole day today through over 100 emails. It feels more like instant messenger than emails.

MI/OP made a big mistake today. Yesterday I received an email from someone working for OP regarding transitioning to AHI property management, their new name. The mistake? There were 250 other emails on there!! So I don't know whether it's an oversight or laziness, but Oceanpointe inadvertently allowed 250 of their clients to connect. Most of which had no idea what's going on until today. This whole day has been us talking back and forth, sharing stories, comparing notes. Lots of people excited/relieved to have found others in the same boat. Common themes throughout that we've exhausted on BP. It seems that none of us received any rent in April or longer. Clayton Morris's email is in there and people directly called him out for answers. Not a peep so far. Someone is leading the charge and is speaking to a lawyer tomorrow. It seems a long awaited class action lawsuit may be coming.

@Todd Burton when I go do search for the registered agent I see park place, ahi, and blue sky. So there is BLUE SKY PROPERTIES MANAGEMENT and BLUE SKY PROPERTIES MANAGEMENT LLC by Morris, both formed in March.

A few hours ago I woke up with message from someone I know associated with oceanpointe asking me along with 250+ other people on the mailing list to join AHI property management. @Todd Burton we have a new name.

"Please review the attached announcement, and documents regarding your Investment Property(s) formerly managed by Oceanpointe Investments Limited, Inc. - Oceanpointe Investments. We anticipate that there maybe Investors with questions and concerns, please do not hesitate to email or give us a call. We will do everything possible to address your concerns and issues during this transition, and moving forward."

Problem was there was no attachment with the email. However, through the mailing list I found others who haven't received rent this month or longer. Investors without knowledge of what's been going on are really confused and worried right now.

@Steve K. I've never thought of just calling the city PD. I always thought they only deal with physical crimes whereas fraud go to different agencies like the AG.

@Leonardo Neves I emailed them 3 days ago and they told me to wait till the 27th so I've been waiting the whole day today to see if it makes any difference.

@Maria Dantas I would encourage you to continue this thread and update often to chronicle your experience with this property. I would encourage everyone who has been duped by these companies to do the same thing. I have done so with mine since the beginning rehab stages and it's been helping one way or another. Keep them publicly responsible. These people claim they don't care about forum posts but they do! They read our posts and it does have an effect on their behaviors, even if only a little.

There is nothing embarrassing about a newbie being fooled by a more experienced person. Everyone says to do your due diligence but when you're brand spanking new, you don't know everything you're supposed to be looking at. Your actions were based on the trust of a t.v. personality over time, but nowadays that is not as crazy as it sounds. Look at us here on BP looking for advice from total strangers. There are a number of people on here that I absolutely trust and I've never met them in my entire life.

Even to this day, aside from BP, if you look up Morris Invest, you see nothing but good things. If you didn't know what bp was you may disregard it. You look at MI videos on youtube and all you see are his videos and those supporting him. It's hard for me to find MY own videos of a home inspection unless I type in specific keywords other than just Morris Invest. From time to time i see MI ads on fb and tons of people still say they're getting funds to invest with him. I message them individually with friendly buyer beware message but i know most of them don't open it. So I guess I understand why people are still continuing to invest with MI.

@Todd Burton I've actually complained earlier this month. It's been more than 2 weeks so I called them and they haven't assigned to anyone yet. Now I'm just waiting for their email telling me what they decide to do.

I have direct experience with business invest in Indiana. I hope you guys did not do business with them. Please tell everyone you know.

After a month of being ignored by OP I sent them an angry email telling them I have started to get legal counsel. This wasn't a bluff as I have talked to 3 different lawyers regarding their services. I received a response from someone new whose title at the bottom of email says the president of urban construction mgt. NOW he's going to start comparing the inspection report to the scope of work to see what need to be fixed. One question that everyone seem to dance around is what about the items that are not on the original scope of work but clearly need to be addressed? 

Finally got them to send me the lease on March 24th after more than a month of requesting. Several things to note. Date of the lease signed on 3/6/18 and good through 3/1/19. They told me the home has been rented since 2/10/18. Base rent is $625 and total monthly rent is $635. I'm not sure where $10 comes from, it be may lawn care from what I could tell. They paid me $700 last month. I have not received rent for this month yet.

@Sarah Cuccinelli The way they do it is usually 30k+ for the house and more or less around 10k for rehab so 40k+ for the property. There's about $500 in closing cost + insurance + property tax whenever due so somewhere under 50k. They claim this will get you $700-$750 in rent per month. However, these numbers are not realistic. They make tens of thousands of dollars on each deal, do little to no rehab, then pretend it is rented at quoted price for months. The property is either rented for much lesser value or vacant. Some time later they will claim that tenants just up and left or something. They may ask you to pay them more money so they can get the property ready for the "next" tenant. It's a pyramid scam.
