We have a single family - leasing for over 2 years. 

Lately they have not paid rent for 3 months (partner lost job due to covid layoffs, and so we were willing to work with them)

We started eviction process through lawyer in July-August and have first court hearing soon. 

The renters now saying they are willing to peacefully vacate to avoid court filing, but CANNOT pay 3 months due rent (they are willing to set up a payment plan -if their is official way to set it up)

this is our first rental property and looking at posts, it seems like we did not follow several procedures that most experienced and savy investors have discussed. 

We were hoping to get some help on how best to proceed. Any help/advice is appreciated. thanks
