What made you interested in investing in this type of deal?

We decided to move forward with this project because there was little downside risk.

How did you find this deal and how did you negotiate it?

We found this deal through internet marketing and ended up having a candid conversation with the owners about what their desired outcomes were and how we might be able to help them with their plans.

How did you finance this deal?

No Financing as it was a paper flip.

How did you add value to the deal?

My partner and I ended up adding value since we were able to negotiate a good price for our partners who ended up buying us out of the deal.

What was the outcome?

The outcome was a happy seller, happy teammate and a happy investor 😃

This was a property that we were able to come across as an internet lead. A value add project completed in one of the hottest markets in California!

What made you interested in investing in this type of deal?

I sourced this deal for a team I work with now. High price points and proximity to much of Silicon Valley.

How did you find this deal and how did you negotiate it?

Background: This was a project we found texting a seller in October of 2019 off a Driving 4 Dollars list. After following up for 3-4 months we were able to connect with the real estate agent of the owner (as the owner lived in New York).

How did you finance this deal?

Hard Money + Private Capital.

How did you add value to the deal?

Remodel of existing structure + Addition in the Rear.

Lessons learned? Challenges?

You may be forced to add real value to areas since in this case, this project wouldn't have made sense as a straight flip.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Outcome: Bolstered by a hot market the property sold for over 350k more than we anticipated. Revitalized House in a great Location, A satisfied buyer, Healthy profit margin. Seemed like a Win-Win-Win for everyone.

Condo fix & flip investment in San Jose.

Purchase price: $447,000
Cash invested: $20,000
Sale price: $583,000

Short and easy condominium renovation done in San Jose. I connected with the owner in February of '21, went under contract with them in May '21 and closed the buy side of the transaction in July. After having a 5 week renovation (partly while we were still in escrow on the buy side)We ended up closing the sell side transaction in September '21.

What made you interested in investing in this type of deal?

The fact that the entire project took us about 2 months in n' out.

How did you find this deal and how did you negotiate it?

Direct to Seller Cold Calling + 3 months of persistent Follow up.

How did you finance this deal?

Iron Bridge Hard Money + Private Capital.

How did you add value to the deal?

Renovate the existing unit.

What was the outcome?

Sold the property to an end buyer and walked away with a healthy profit.

Lessons learned? Challenges?

Set expectations with contractors correctly.
Go over scope of work with them at the site.
Have them give you timelines that they can deliver on.
Stay persistent with HOAs when you're not getting the answers to the questions you have.
