@Tony DiDomenico what exactly does "investor friendly" mean to you? 

there are plenty of baltimore agents in the forums that could easily answer any questions you have. if you have "baltimore" as a keyword alert (that would be a pro tip for you to see everything that comes up related to baltimore), you'll see those same agents habitually comment on associated threads.

The woman in my life just moved in with me (and two military buddies I have in bedrooms paying rent).  Check it out everyone... I know she doesn't like it... Every now and then she'll bring up just how much of an inconvenience it can be (except when we have others to play Catan with).  I think my saving grace is my ability to confidently dictate a game plan on how we move forward with the priority on our relationship.  I hear her out and she does the same for me. She also sees first hand just how serious I am with real estate.  We share a calendar that is updated consistently and we both make sure to prioritize time together. I'll tell my boys to "get lost" for an evening when we want privacy at the house. 

A close friend and mentor of mine preached the importance of finding a spouse that was supportive of my endeavors.

Just how lucky am I?

@LaToya Martin I'm pretty sure you can just call zoning to see if there is a U&O already in place.  again the only time refiling for one is done is after an extensive rehab or you are looking to use the property for something it's not already suited for ( i.e converting a single family into a duplex)

@Chioma Harris @Ika Sargeant welcome to the area. The DC/MD/VA network is pretty tight and extremely active here on the forum. If you both are still searching for a meetup, @Russell Brazil and @Kevin Leahy started their own in DC proper which I thought was one of the better gatherings of active investors, agents, lenders etc in the area.  Check the events page. No pitching or awkwardness.. Just a solid opportunity to learn from heavy-hitters and extensive time to network.

@Tony DiDomenico the benefit of obtaining a property that requires rehabbing is the opportunity to walk into some equity.  I watch the small multifamily market in baltimore closely and there are a couple beautifully rehabbed (but in my opinion overpriced) duplexes that have been on the market for an extended period of time.  Easy will cost you.. Why not "pay yourself" to leverage the construction resources at your disposal?

These bigger brands (7/11, dairy queen, subway, walmart, mcdonalds etc) conduct an extensive amount of research before deciding to break ground.  I'd feel good about your decision
