Hi, I'm looking to house hack 2-4 unit multifamily home in the Jacksonville Metropolitan area. I'm looking for properties that are in the 50-150k range. I'm beginning market research and am curious about what areas will work best and what areas are best to invest in.  My partner and I are staying this week in the Lakeshores area and are driving areas to do some more research.  Would love to connect and learn what you've found out and maybe even work a deal together.  Open to any insight you've got! Okay sweet!  Thank you!  I'll give it a try.  I would love to hear your future results and your further opinion on its accuracy!  We'll see how it does for me.

I would focus on properties near USI campus if you can score them.  I have multiple friends that attend college there, live in the area, and are paying overpriced rent.  I've also been to some of the parties they throw so I'd be sure to adjust my capex up to at least 10%.  If you don't have anyone and need someone cheap to run and take a ton of photos (probably off an iPhone) of a property for a quick analysis I'm sure they'd be willing.  

I'd imagine the KPI you track changes as you progress, but I'm looking for a recommendation for first starting out at 1 property. Thanks!

Yep, stupid question.  Thanks for the answer.  What is the best way to gain funds to close these deals, so my intentions are always to close?
