@April Molina. I'm looking at doing a project there and would be interested to know how yours is going.  My project is not on the beach, but would be interested to know if there were other plots you found on the beach that we could move our project to.

They sell properties to out of town investors that include representations that the properties will be renovated. The contracts also include a property management services agreement.  They do not renovate the homes and while they do collect rent from the tenant, they neither deliver that rent to the landlord nor perform any other property management services.  They are counting on the fact that out of town investors have little recourse, however, the growing number of investors who have been scammed are banding together and will seek legal recourse.

For anyone considering buying a property from Citrona, do yourself a favor and stay clear.  They have now crossed the line into criminal activity. They are now cashing tenants checks and claiming that they sent them directly to the property owner.  I imagine that they won't be around much longer and that eventually some of them will end up in jail.

I'm not looking for legal advice. The details of the transaction are not important. I'm just looking for a self-directed IRA that is cost effective for a single transaction. Getting initial recommendations on this forum is part of my research and gives me a starting point on which IRA providers to contact.

The transaction is pretty simple and legal. I’m just looking for a self-directed Ira that is cost effective for a single transaction.

I'm looking to rollover my 401k into a self-directed IRA for the purpose of investing in a note. The holder of the note would use the money to buy real estate but I would only receive one payment annually so there would be very few transactions. What is the lowest cost company to establish a self-directed IRA for the purpose of this transaction?
