Thanks for the info. And yes I agree who writes checks these days. :)

The setup was actually very simple and straightforward. I think they realized the issue you are talking about and they fixed it. It asked me for move in date and when I want to collect first rent. It also asked me if I want to collect a security deposit or have already collected it.

Has anyone used Cozy to collect tenant rents. I am wondering how you like it.

I am confused about the situation as much as you are. I am adding the paragraph about commissions that is in the "Non-Circumvention, Non-Disclosure and Confidentiality Agreement" this is the brokers title. 

The Parties agree that due to the many variables surrounding each Business/Financial Transaction that will occur because of this agreement, the commission to be paid and/or the fee structure between the Parties can vary. A separate fee/commission agreement will outline compensation for each Business/Financial Transaction. The fee or commission agreement must be drafted and acknowledged by signature before all Business/Financial Transactions.

1. Does this mean that the buyer pays commission or the seller? 

2. If it is the buyer, am I in the wrong to ask for what the commission percentage would be, so I could calculate the total cost of the what I am purchasing?

I connected with a broker last week and they asked me to sign an NDA. I was completely okay with signing an NDA, but asked if the commission would be paid by the seller or buyer. 

The broker got really upset with me and said, if you don't know about NDA's than you should go and consult an attorney to help you read one. 

Was my question out of line? 

Can I ask that the broker to write in if the commission would be paid by the buyer or the seller? 

Can I ask the broker to write in how many points they would want?

I am looking at several HUD deals in the Los Angeles area. The apartments are in great area and can get double the rent of what they are getting if they were regular apartments and not HUD.

Anyone have any thoughts?
