I am grateful I found this post. Keith Weinhold was pushing Freedom on his most recent podcast. Think I’ll pass. 

Two of my tenants are section 8 and they are awesome!  Screened them the same way I would any other tenant and the funds hit on or about the first every month.

I am going through the same exact thing. I rehabbed a duplex and did all new plumbing.  The township said they only read one electronic meter per house.  I think that I am going to add 2 meters inside to determine how much water each unit is using.

@Jp Kilduff, do you have a meeting scheduled for October? Like @Mark Vandzura I'm also looking to invest in multifamily properties in the Gloucester County area.  I would also consider multifamily homes in Salem County.

@Jesse I think your issue was depositing the checks and attempting to move forward with the eviction for non-payment.  When I evicted through the courts the tenant contacted me a few weeks into the proceeding and offered a partial payment.  I advised the tenant that I would not accept partial payment and I was going moving forward with the eviction.  This was based on the fact that the tenant violated the lease agreement for smoking in the dwelling, being disruptive to neighbors, and non-payment.  Everything was documented via email and hard copies were sent through USPS certified mail.  The tenant was successful in getting one adjournment for a job interview.  Best of luck moving forward.

I was in a similar situation this past March, I successfully evicted the tenant through the NJ courts.  This was my first go-around and the tenant was more knowledgeable on the process.  After 2 months of non-payment he received notice from the court and he made attempts to get me to take partial payment.  I'm pretty sure that this was in an effort to extend the eviction process.  I did not accept payment and the process worked as intended.  Good luck.

Looking for feedback on the Preston Ely E Book. I was registered for his 7 day free emailing. I unsubscribed during the second day. But now I'm getting more emails from him... He's persistent and I'm actually starting to buy into it. I'm thinking about getting his book how to flip your way to financial freedom. I saw the previous post anyone else read it since then?

Living in the house as my primary residence is not an option. I had heard from a local radio program something about taking out a mortgage on the home b/c you cannot be taxed on loans. For example, the house appraises at 200k I take out a loan for 85% LTV. Pay myself 50k out of that and then sell the property for 175k satisfy the mortgage. Does that make sense or would that not work?
