I'm not familiar with the term. Could you please describe what a mastermind is in this context?

@David Sweeney, that sounds like a great purchase. My plan is to eventually upgrade to 5+ unit properties in the long run.

@David S. That's actually not a bad idea. And I suppose the owner unit could generate income via short term vacation rentals as well!

@David S. Thanks for the suggestion. I'd have to wait awhile to build up the 20% down payment for a non owner-occupied property. I was planning on putting 5% with a primary occupancy investment. 

@Christian Wathne, good to hear that your investment looks like it should be in the black. I'm also of the impression that waiting until late summer might be advantageous as the inventory typically hits its high point in the year around August and the number of buyers looking decreases.
